Cash-out refinance against the real estate your business owns

BuildUp Capital refinances commercial or residential real estate your business owns into a single first-position loan of $100,000 to $10,000,000 — the existing mortgage is paid off at closing and the equity above it comes to you as cash, for a business purpose. Term sheets typically issue within 5 business days, with closing typically around 10 days once diligence items are received.

Our rates reflect short-term bridge capital. These loans are structured to be refinanced into long-term debt — often back at your bank — within the loan term. We plan that exit with you from day one. Rates depend on term, collateral, lien position, and borrower profile, and are subject to change. Not every borrower qualifies for the lowest rate.

The cheapest capital most businesses own is the equity sitting in their building — and the hardest to reach, because a bank treats a cash-out as a new underwriting from scratch, on its timeline, against its checklist. We treat it as what it is: a short-term loan against an asset you already control, with a plan for where the money goes and how the loan gets repaid.

One loan, in first position. If the property carries a mortgage, our loan pays it off at closing and the balance above the payoff is your proceeds. Monthly interest-only payments over 6 to 18 months, principal at your exit — usually a refinance into longer-term debt once the thing you used the cash for is done, or a sale.

What the cash is for is your call, as long as it is a business purpose: working capital, expansion, buying out a partner, retiring expensive short-term debt, funding an acquisition. We underwrite the use and the exit alongside the building.

How it works

Common situations we structure

Owner-occupied building, equity needed for growth

The situation: a business owns its building outright or with a small balance, and needs capital for a new location or a large order. Our structure: a first-position cash-out refinance sized to the equity and the plan. The exit: the growth pays down the loan, or it is refinanced into a bank loan once the numbers prove out.

Maturing note and a cash need at the same time

The situation: the existing loan is coming due, the bank will not renew on the old terms, and the business needs cash besides. Our structure: one refinance that pays off the maturing note and releases the equity above it. The exit: a conventional refinance on a stabilised business, inside the term.

Expensive short-term debt stacked on a healthy business

The situation: several high-cost positions draining daily cash from a business that owns real estate. Our structure: a first-position cash-out refinance that retires them and leaves one monthly interest-only payment. The exit: a bank refinance once the cash flow is visible again.

We like creative deals — and we have the expertise to make them work.

Complex isn’t a problem to us; it’s the work. A bank’s underwriting has to fit a standard box, so a deal with moving parts often can’t be underwritten there at all. Our team has spent decades inside operating businesses, so the situations that stop a checklist are the ones we know how to structure.

Cross-collateralized structuresMultiple properties or assets securing one loan — we structure what the bank’s box can’t hold.
Complex entities & ownershipMulti-entity structures, partnerships, trusts, buyouts mid-transition — we’ve untangled harder.
Financials that need interpretationAdd-backs, transition years, seller statements — we read the business behind the numbers, not just the numbers.
First time taking on debtWe’ll help you understand the structure, the obligations, and the exit — before you sign, not after.
Bank-declined, time-critical deals“Not yet” from the bank doesn’t mean “no” from the market. It usually just means the clock is running.
Real collateral, alwaysEvery structure above is still secured by real estate we’d be comfortable owning. That part never flexes.

Complex isn’t the same as weak. We decline weak deals. We underwrite complex ones.

Common questions

Questions about cash-out refinance

How much cash can I take out?
It depends on what the property is worth, what is owed on it, and the loan-to-value we are comfortable with on that collateral — which we state in your term sheet before you spend anything. The fit check on this site shows your loan-to-value after payoff in about a minute, with no contact details required.
Do I have to pay off my existing mortgage?
Our core product is a first-position loan: if the property carries a mortgage, our loan pays it off at closing and the equity above it comes to you as cash. A loan behind an existing mortgage is the exception for us, considered case by case.
Can I use the cash for anything?
For any business purpose — working capital, expansion, a partner buyout, retiring expensive short-term debt, an acquisition. These are business-purpose loans, not consumer loans, and we underwrite the use alongside the exit.
What does a cash-out refinance cost?
Rates from 10%, priced to term, collateral, and borrower profile, with a 1–4% origination fee stated in your term sheet before you proceed. Payments are monthly interest-only across a 6–18 month term. Rates depend on term, collateral, lien position, and borrower profile, and are subject to change. Not every borrower qualifies for the lowest rate.
How fast can a cash-out refinance close?
Term sheets typically issue within 5 business days, with closing typically around 10 days once diligence items are received. Title, valuation, and the payoff statement are the long poles; the sooner we have them, the sooner it funds.
Is this a hard money loan?
The terms will look comparable to a hard money lender’s, but the underwriting is different: hard money looks at the collateral alone, and we underwrite the business, the exit, and the collateral — because our own capital is in every loan we make.
