Working capital loans secured by the real estate your business owns

BuildUp Capital makes working-capital loans of $100,000 to $10,000,000 to businesses that own commercial or residential real estate, secured by the property in first position, with monthly interest-only payments over a 6–18 month term. No real estate? If large companies or government agencies owe you on invoices, our receivables-backed lines are available nationwide. Term sheets typically issue within 5 business days, with closing typically around 10 days once diligence items are received.

Our rates reflect short-term bridge capital. These loans are structured to be refinanced into long-term debt — often back at your bank — within the loan term. We plan that exit with you from day one. Rates depend on term, collateral, lien position, and borrower profile, and are subject to change. Not every borrower qualifies for the lowest rate.

Working capital is the loan banks like least: it is not tied to a purchase, it is needed quickly, and the reason is usually a gap — a seasonal low, a big order to fund, a line that got pulled. If your business owns real estate, that gap has collateral behind it, and that is what we lend against.

The loan sits in first position on the property. If there is an existing mortgage, we refinance it into ours and the equity above the payoff is your working capital. Monthly interest-only, 6 to 18 months, principal at the exit — when the receivable collects, the season turns, or a bank line is back in place.

A daily or weekly debit against your receipts is the structure that breaks operating businesses. Ours is one monthly payment, and we plan the exit with you from day one.

How it works

Common situations we structure

A large order the business cannot fund from cash

The situation: a contract worth taking, with payroll and materials due months before the customer pays. Our structure: a first-position loan against the company’s building, sized to the order. The exit: the receivable collects, and the loan is repaid.

The bank pulled the line

The situation: a renewal declined for reasons that have nothing to do with the business — a category the bank exited, a policy change. Our structure: a real-estate-secured working-capital loan that replaces the line for 6–18 months. The exit: a new bank relationship, with the loan refinanced into it.

Seasonal business with real estate

The situation: a predictable low season that strains cash every year, in a business that owns its premises. Our structure: a first-position loan that carries the business through the low months. The exit: the high season.

We like creative deals — and we have the expertise to make them work.

Complex isn’t a problem to us; it’s the work. A bank’s underwriting has to fit a standard box, so a deal with moving parts often can’t be underwritten there at all. Our team has spent decades inside operating businesses, so the situations that stop a checklist are the ones we know how to structure.

Cross-collateralized structuresMultiple properties or assets securing one loan — we structure what the bank’s box can’t hold.
Complex entities & ownershipMulti-entity structures, partnerships, trusts, buyouts mid-transition — we’ve untangled harder.
Financials that need interpretationAdd-backs, transition years, seller statements — we read the business behind the numbers, not just the numbers.
First time taking on debtWe’ll help you understand the structure, the obligations, and the exit — before you sign, not after.
Bank-declined, time-critical deals“Not yet” from the bank doesn’t mean “no” from the market. It usually just means the clock is running.
Real collateral, alwaysEvery structure above is still secured by real estate we’d be comfortable owning. That part never flexes.

Complex isn’t the same as weak. We decline weak deals. We underwrite complex ones.

Common questions

Questions about working capital loans

Do I need real estate to get a working-capital loan?
For a loan from us against property, yes — commercial or residential real estate your business owns, in first position. If you do not own real estate but large companies or government agencies owe you on invoices, our receivables-backed lines of credit are secured by those invoices and available nationwide.
How much working capital can I borrow?
From $100,000 to $10,000,000, sized to the equity in the property and the plan for the money. The fit check on this site gives you a read in about a minute, with no contact details required.
Are payments daily, weekly, or monthly?
Monthly, interest-only, with principal due at your exit. We do not take a daily or weekly debit against your receipts.
What does a working-capital loan cost?
Rates from 10%, priced to term, collateral, and borrower profile, with a 1–4% origination fee stated in your term sheet before you proceed. Rates depend on term, collateral, lien position, and borrower profile, and are subject to change. Not every borrower qualifies for the lowest rate.
Will you refinance my existing mortgage as part of it?
Our core product is a first-position loan: if the property carries a mortgage, our loan pays it off at closing and the equity above it comes to you as cash. A loan behind an existing mortgage is the exception for us, considered case by case.
How fast can it fund?
Term sheets typically issue within 5 business days, with closing typically around 10 days once diligence items are received.
