What “hard money” means here — and how we differ

Yes. We’re an asset-secured hard money lender: we lend against real estate, decide on the property’s value and the exit rather than a bank-style credit box, and close in days rather than months. Where we differ from a typical hard money shop: we lend to business owners as well as investors, we lead with first-position loans (up to 80% LTV), we put at least 10% of our own capital into every loan, monthly payments are interest-only with no daily or weekly drafts, prepayment is allowed, and every fee is in the term sheet before you spend money on diligence.

Common questions

Hard money loans — what people ask

Is BuildUp Capital a hard money lender?
What does a hard money loan cost?
Rates as low as 11% for prime-market, low-LTV loans; most first-position loans start around 12%. Origination is typically 1–4%, stated in the term sheet. Payments are monthly, interest-only.
How much can I borrow?
$100K–$10M. Maximum loan-to-value is up to 80% on both residential and commercial property — the final figure depends on the property, the market, and the exit.
Where do you make hard money loans?
We lend in eight states — Colorado, Utah and Texas first, plus Arizona, Oklahoma, Idaho, Montana and Wyoming. Each state page below covers local collateral, the foreclosure and title process (with statute citations) and the cities we serve.
Do you make consumer or owner-occupied home loans?
No. Every loan is for a business purpose — buying, refinancing or freeing equity in real estate to fund a business or an investment. We do not make consumer mortgages.
Hard money or bank loan — which should I use?
If a bank will lend on your timeline at bank pricing, take the bank loan. Hard money is for when the timing, the property or the file does not fit a bank — and it should come with a clear exit, usually a sale or a bank refinance within 6–18 months.
